At Raja Utara, we welcome no more than six surfers per trip. It’s not about capacity, but about respect — keeping the line-up balanced, the energy soulful, and the experience meaningful. We trust our guests to carry that same respect for the island, the community, and the waves, so that Raja Utara remains a place to share stoke and leave only good energy behind.
Packages are priced per night (in USD) with a 7-night minimum stay. While we limit each trip to a maximum of 6 surfers, the villa accommodates up to 8 guests, giving you the option to bring non-surfing companions at a reduced — or even complimentary — rate.
To ensure fairness and protect our limited availability any money sent to Raja Utara for a booking will follow these terms:
The Villa is provided on an all-inclusive basis, including: speedboat transfers, a professional surf guide, three daily meals (chef-prepared), full staff service, and standard amenities. Guests agree to adhere to Villa rules (no smoking indoors, no drugs on premises and respect for local custom) and are responsible for any damages incurred. Billed at the end of the trip.
30% non-refundable deposit due within 14 days of booking to secure the booking. Payment via secure Wise link provided.
Remaining Balance due 60 days prior to arrival.
All payments in USD; late payments may result in cancellation without refund. Full cancellation policy above.
Guest MUST obtain and provide proof of comprehensive travel insurance covering EMERGENCY MEDICAL EVACUATION, trip cancellation, medical emergencies, and adventure activities (including surfing) prior to arrival. Recommended: Global Rescue, World Nomads or Allianz.
Guests assume all risks associated with surfing and island activities. Neither the owner nor associated parties of Raja Utara are liable for guests' death, injuries or lost property, nor unforeseen events (e.g., uncooperative ocean swell, unfavourable weather conditions causing delays, disruptive political events or natural disasters).
Payment of the deposit confirms your acceptance of these terms and conditions. Any disputes will be resolved amicably or, if necessary, through formal arbitration.
